Our Six-Step Construction Process guides projects from the first conversation through final completion with clarity, structure, and accountability.
Rather than improvising as work unfolds, we follow a disciplined progression of planning and construction so decisions are made at the right time and executed with confidence.
Step 1: Consultation
Your project begins with a consultation focused on understanding your goals, the existing space, and the general scope of work. Even at this early stage, we begin evaluating how the project can best balance functionality, aesthetics, timeline, and budget. This value-focused approach helps shape the scope of work and ensures the project starts with realistic expectations before deeper planning begins. We gather all the information we need to create a rough estimate.
Step 2 — Rough Estimate
After your consultation, we prepare a rough estimate that includes a summary of the project scope and our understanding of the problems to be solved and the solutions being considered. The estimate is presented as a budget range, giving you a practical way to evaluate whether the project aligns with your goals and compare it with other estimates you may be considering. It also outlines the next steps should you decide to move forward into preplanning and a detailed proposal.
Step 3 — Initial Pre-Planning & Proposal
If the project appears to be a good fit, we begin the initial preplanning needed to develop a formal proposal. This is where preconstruction begins. We work through the details, refine the scope, explore solutions, and coordinate with trade partners to better understand costs, timelines, and project requirements. That work is then brought together into a comprehensive proposal, which we review during a formal proposal meeting. The proposal includes a project budget, detailed scope of work, and a step by step building plan that clearly outlines the path from planning to construction.
Step 4 — Pre-Construction
Once the proposal is approved, the project moves fully into Preconstruction. This is where we finish the planning work before demolition begins. We finalize design details, confirm materials, handle permits when needed, finalize the schedule, and identify anything that needs to be ordered early. Each decision is made in the right order so the project can move smoothly once construction starts. By the end of this phase, the goals discussed earlier are turned into a clear building plan that guides the project from demolition through completion.
Step 5 — Construction
With planning complete, construction begins. Demolition starts, materials arrive, and the work of bringing the project to life gets underway. The planning completed during the earlier phases provides a clear roadmap, but remodeling projects can uncover surprises along the way. When they do, we work through them thoughtfully, evaluating options and communicating clearly so the project stays aligned with your goals.
Step 6 — Project Completion & Warranty Period
The project is considered complete at substantial completion, which means the space is ready to be lived in and enjoyed, even if a few small punch list items are still being wrapped up. This also marks the beginning of the warranty period. We'll continue working through any remaining punch list items and be available if something needs attention after construction is finished. Our goal is not just to complete a project, but to remain a trusted resource long after the work is done.

Frequent Questions Answered
How much does remodeling cost?
Rather than offering generic pricing, our process is designed to establish clarity early so budget decisions are informed, realistic, and aligned with your priorities. There is no single answer to this question, and that’s intentional. Project cost is driven primarily by:
- Scope and complexity
- Design decisions and material selections
- Structural or mechanical changes
- Level of coordination required
When will I receive a rough estimate?
In most cases, you'll receive a rough estimate within a week of the consultation. Once we understand the scope of the project and what's most important to you, we can provide a budget range to help guide next steps. As preconstruction progress, the project becomes more clearly defined and the budget becomes more accurate.
Are there fees associated with estimating?
In most cases, rough estimates are complimentary. The initial consultation and budget discussion are intended to help determine whether the project is a good fit for both you and Fulton Holmes before either party invests significant time in planning.
One exception is when a property is being evaluated for purchase and the buyer is not yet under contract. Because the property is not yet owned, a fee may apply to prepare a rough estimate.
Proposal development is also a paid service. By that point, we are beginning the preplanning and preconstruction work needed to define the project, validate costs, and develop a detailed scope of work, project budget, and sequenced building plan. The proposal is the result of several hours of planning, coordination, and project development that takes place behind the scenes before construction begins.
What is included in a proposal?
A proposal is presented after an NDA is signed because we disclose proprietary construction methods and pricing. A proposal includes the following:
- A sequenced and executable building plan from start to finish
- A detailed description of the scope of work
- A recommended budget, broken down into sub categories of allowances and trades
- Budgeted and recommended design services
- Clearly defined assumptions, exclusions, and unknowns
- Memos that are particular to your project
- A copy of the warranty

How long does a typical project take?
Every project is different, so timelines depend on factors such as scope, complexity, permitting, material availability, labor conditions, and the timing of key decisions. One of the best ways to keep a project on schedule is to make design and material selections early, helping construction move forward smoothly and with fewer delays. As a general reference:
- Less complex projects (limited scope, minimal coordination): several weeks
- Mid-level remodels (multiple trades, layout changes): a few months
- Large-scale remodels or additions: several months or more
Do you offer design services?
We strongly recommend working with an interior designer, as it brings clarity, cohesion, and efficiency to the process. By default, every project is budgeted with at least a two hour interior design consult. However, we are flexible with this and typically evaluate projects on a case by case basis. Regardless of the approach, design decisions are integrated into our process to ensure they are buildable, documented, and aligned with budget and timeline. In some cases, clients may work with a designer they already trust or manage design decisions themselves.
How soon can you start?
We do not overbook projects. Once a project is scheduled, it receives focused attention. Demo dates are confirmed after scope and sequencing are clearly defined via the pre-construction process. Start dates depend on:
- Current project backlog
- Project size and complexity
- Completion of pre-construction process
- Material and fixture selection and ordering
