Fulton Holmes is a process-driven residential remodeling firm shaped by decades of hands-on experience, thoughtful growth, and a clear understanding of what it takes to deliver consistent value.

Company History

2000–2008 

Co-founder Brad Pipe entered the trades in 2000, building his foundation in residential framing across projects ranging from modest homes to complex custom residences. Over time—and especially through the market shifts following the 2008 recession—his work expanded into residential remodeling, where careful planning, coordination, and communication matter most, particularly in occupied homes.

2008–2014

Like many builders, Brad explored entrepreneurship early, taking on a wide range of independent projects while learning firsthand what it takes to operate a business responsibly. Those experiences clarified an important lesson: great work in the field must be supported by strong systems, leadership, and operational structure to be sustainable.

2023–2025

That clarity ultimately led to a partnership with co-founder Ross Beckwith, whose background in business administration, customer service, and operations complemented Brad’s strength in field leadership and project execution. Together, they built a firm grounded in trust, shared values, and a disciplined approach to remodeling.

In 2026, Fulton Holmes was launched to reflect both that evolution and the character of the work the firm had naturally grown into.

The name draws from the Fulton Street Corridor—from Downtown Grand Rapids through Eastown, East Grand Rapids, and into Ada—an area defined by craftsmanship, history, and thoughtfully designed homes, and where Fulton Holmes is most often called to work.

Today, Fulton Holmes brings together experience, process, and partnership to guide complex remodeling projects with clarity—using value engineering to thoughtfully reduce unnecessary cost while increasing overall value, and balancing functionality, aesthetics, timeline, and budget to create homes that are both well-built and thoughtfully lived in.

Value Engineering as a Continuous Practice

Value engineering at Fulton Homes builds directly on disciplined planning and early intent-setting. Rather than being applied late in the process or used to reduce scope, value engineering is a continuous practice embedded throughout design and construction.

Because projects are planned using defined systems—standard operating procedures, clearly documented scopes of work, and formal proposal agreements—design and construction decisions can be evaluated early for performance, constructability, and cost alignment. This allows options to be assessed before they become constraints, and adjustments to be made intentionally rather than under pressure.

Value engineering relies on craftsmanship to evaluate materials, assemblies, and details for durability and quality of execution. It relies on transparency to clearly communicate options, implications, and costs. And it relies on communication to ensure that decisions made during planning are carried through construction without unintended compromise.
