Rather than improvising as work unfolds, we follow a disciplined progression of planning and construction so decisions are made at the right time and executed with confidence.
Step 1 — Rough Estimate
Your project begins with a consultation focused on understanding your goals, the existing space, and the general scope of work. From that conversation we develop a rough estimate to determine whether the project aligns with your expectations and investment range.
Even at this early stage, we begin evaluating how the project can best balance functionality, aesthetics, timeline, and budget. This value-focused approach helps shape the scope of work and ensures the project starts with realistic expectations before deeper planning begins.
Step 2 — Proposal
(Entering Pre-construction)
If the project appears to be a good fit, we move forward with a formal proposal meeting, which marks the beginning of the Pre-construction phase.
During this stage we begin assembling the information required to responsibly plan the project. Early design work may begin, the scope of work becomes more clearly defined, and we begin coordinating with trade partners to understand realistic timelines and costs.
The priorities established during the rough estimate continue to guide these early decisions as the project begins taking a more defined shape.
Step 3 — Pre-construction
(Completing the Plan)
Once the proposal is approved, the project moves fully into Pre-construction, where the planning work is completed before demolition begins.
During this phase we refine design details, confirm material selections, secure permits when required, organize scheduling, and identify long-lead materials that need to be ordered early. Decisions are sequenced carefully so the project can move smoothly once construction begins.
This preparation ensures the priorities established earlier—how the space should function, how it should look, and how the project should unfold—are thoughtfully translated into a clear and coordinated plan.
Step 4 — Construction
With planning complete, the project moves into Construction, where demolition and building begin. Work proceeds according to the established plan, with trades performing their work in sequence and with regular communication throughout the project.
This is where the earlier planning and evaluation truly come together. As work progresses, we continue applying the same decision-making framework introduced during the rough estimate and refined through the proposal and Pre-construction phases. When conditions change—as they often do in remodeling—we evaluate adjustments carefully so the project continues to support the intended functionality, aesthetics, timeline, and budget.
In other words, the value-focused thinking that shaped the project early on continues guiding decisions throughout construction so the finished result reflects both thoughtful planning and skilled execution.
Step 5 — Walkthrough & Warranty
As construction nears completion, we begin addressing final punch-list items to ensure everything is finished properly.
We then walk through the completed project together to confirm that all work meets expectations. Our relationship continues beyond completion through our warranty and long-term accountability to the homes we work on.

There is no single answer to this question, and that’s intentional.

Rather than offering generic pricing, our process is designed to establish clarity early so budget decisions are informed, realistic, and aligned with your priorities.
When will I receive a rough estimate?
In most cases, we can discuss an initial rough estimate during or shortly after the initial consultation.
Once we understand scope, priorities, and constraints, we may provide a rough estimate to help guide next steps. As projects become more defined through design and pre-production, budgets become increasingly precise.
Are there fees associated with estimating?
The initial consultation and high-level budget discussion are complimentary.
More detailed estimating, design development, or proposal preparation may require a fee depending on scope and complexity. Any fees are discussed in advance so expectations are clear.
What is included in a proposal?
A proposal typically outlines:
- Project scope
- Timeline assumptions
- Inclusions and exclusions
- Allowances or known variables
- Next steps
For larger or more complex projects, proposals follow a defined pre-production phase to ensure decisions are properly documented before construction begins.
How long does a typical project take?
Timeline depends on scope, complexity, permitting, and decision-making.
As a general reference:
- Less complex projects (limited scope, minimal coordination): several weeks
- Mid-level renovations (multiple trades, layout changes): a few months
- Large-scale renovations or additions: several months or more
Project timelines are also influenced by how quickly design and material decisions are made. Clear decisions made early help protect the schedule.
Do you offer design services?
We strongly recommend working with an interior designer, as it brings clarity, cohesion, and efficiency to the process.
Clients may:
- Work with our interior designer
- Work with a designer they already trust
- Or manage design decisions themselves
Regardless of the approach, design decisions are integrated into our process to ensure they are buildable, documented, and aligned with budget and timeline.
How soon can you start?
Start timing depends on:
- Current project backlog
- Project size and complexity
- Completion of pre-production
We do not overbook projects. Once a project is scheduled, it receives focused attention. Start dates are confirmed after scope and sequencing are clearly defined.
